Deficiency Walk-Through Checklist

A deficiency walk-through is unique to brand new condominium developments and single-family homes. This is the chance for the buyer to walk through the home and property they are purchasing (with the developer or representative of the developer) to ensure that everything is in "as new" condition. This is also the chance to point out anything that has been damaged. Any issues - deficiencies - are then agreed upon, documented, and will be dealt with by the Developer as laid out in your Contract of Purchase and Sale. Below is a detailed checklist of the important items to look for when completing your walk-through.

Doors

  • Open and close all doors
  • Check they are completely painted
  • Check locks and knobs
  • Look for warping
  • Ensure hinges are clean and free of paint
  • Make sure door is trimmed to fit
  • Ensure exterior doors are weather stripped

WINDOWS

  •  Open all windows to determine locks operate correctly
  • Tracks should be lubricated to prevent binding
  • If applicable, ensure screens are in place
  • Look for broken panes

WALLS

  • Check that floor and ceiling moldings to ensure they are uniform
  • Look for gaps and nail-heads
  • Inspect the wall finishes for uneven paint coverage
  • Look for visible seams and other irregularities
  • Be sure the walls are square

FLOORING

  • Flooring should be clean and free of chips and cracks
  • Check for missing grout
  • Walk carpeted areas, looking for ripples and squeaks
  • Ensure floor coverings have a relatively flat surface
  • Inspect ceramic tiles for cracks
  • Examine carpeting for stains or shade variations

ELECTRICAL

  • Be sure all wall outlets/switches operate correctly
  • Test light fixtures
  • Review the function of each circuit breaker and fuse
  • Ensure home is equipped with ground fault and arc fault circuit

PLUMBING

  •  Locate shut-off valves
  • Check water pressure
  • Ensure all faucets are correctly installed
  • Check that the drain plugs work correctly and are all accounted for

HVAC

  •  Test for cold AC if applicable
  • Check furnace and hot water heater
  • Ask about shut-off valve and filtering systems
  • Ensure heat registers are not located below a thermostat
  • Ensure cold air returns are not obstructed
  • Learn location of any fuel lines

MECH VENTILATION

  • Locate switches for ventilation and circulation fans
  • Check that kitchen and bathroom fans are working correctly
  • Review how to achieve proper ventilation in order to avoid condensation issues that are not covered by warranty

KITCHEN

  • Check countertops for scratches, abrasions and chips
  • Make sure cabinets and appliances are level and anchored to the wall
  • Ensure all doors and drawers open properly
  • Request instruction manuals for every appliance in the home

BATHROOMS

  • Look for scratches or cracks in sinks, showers and tubs
  • Check that the sink and tub stoppers hold water
  • Check that the shower strainer is fastened securely
  • Make sure the toilet is securely fastened to the floor
  • Ensure all faucets work correctly
  • Examine caulking 

CLOSETS

  • Make sure doors are secure and open/close easily
  • Make sure clothing rods and shelves are installed correctly
  • Check for chips or loose boards on built in shelving
